Q: What are the benefits of selling my land to you?

5. We pay you all cash. You won’t have to depend on a buyer to get approved for bank financing – which can be difficult when buying vacant land.

Q: If I am interested in selling, what do I need to do right now?

After we hear from you, we will draft a simple purchase agreement which can be mailed to you or signed online. Once the agreement has been signed by all parties, we will open escrow with a licensed title company and begin the closing process quickly.
Q: If I accept your offer to purchase my land, will I need to travel anywhere to complete the transaction?
A: No. The entire transaction can be completed via phone, mail or email, and FedEx. Once the Purchase Agreement is executed, we will forward it to the title company and they will handle all the necessary work to complete the transaction. After the title research and survey are completed, you will receive a package of final documents to sign along with simple instructions.
This can be handled via a Mobile Notary who will meet with you at your home or office… coordinated with our title company. Once the final documents are signed, the title company will send you a cashier’s check or wire transfer for the full sales amount.
Our firm will be responsible for paying 100% of the closing costs, including: title insurance, updated surveys, recording fees, document courier charges, etc. There are no hidden fees for you the seller. We will pay you all cash and complete the transaction via a licensed title company or mobile notary.
